Jupiter, Tequesta, Palm Beach Gardens and North Palm Beach side by side: tax rates, school grades, Zillow home values, Census income and commute times.
Last checked Oct. 9, 2026. Sources: the Palm Beach County Property Appraiser, the Town of Jupiter’s millage rate page, the Village of Tequesta’s budget page, the City of Palm Beach Gardens, the Village of North Palm Beach, the Florida Department of Education’s 2026 school grades, Zillow Research and the U.S. Census Bureau’s 2020-2024 American Community Survey.
Jupiter’s three nearest incorporated neighbors are the Village of Tequesta, about three miles north; the City of Palm Beach Gardens, about six miles south; and the Village of North Palm Beach, about eight miles south. All four are in Palm Beach County and the School District of Palm Beach County, so they share the county and school tax rates and the same school zone map. What differs is each one’s own tax rate, its zoned schools, its home values and who provides city services. Every figure below comes from an official source, the same year for all four.
What this means for you
- The town, city or village rate is the part of the tax bill that differs; Jupiter’s is the lowest of the four for 2026.
- Zillow’s typical home value ranged from $630,327 in North Palm Beach to $704,677 in Jupiter in August 2026.
- Check the exact address before you decide: municipal limits and school zones do not follow ZIP codes.
Population, income and commute
From the Census Bureau’s American Community Survey 2020-2024 five-year estimates:
| Place | Population | Median household income | Median home value (owner estimate) | Mean travel time to work |
|---|---|---|---|---|
| Jupiter | 61,883 | $110,240 | $608,600 | 24.9 minutes |
| Tequesta | 6,193 | $98,271 | $572,800 | 28.6 minutes |
| Palm Beach Gardens | 60,959 | $106,947 | $606,100 | 22.9 minutes |
| North Palm Beach | 13,238 | $90,049 | $513,000 | 20.1 minutes |
Each place name links to its Census QuickFacts page. The home value here is what owners told the Census Bureau their home was worth, averaged over five years, so it runs below Zillow’s figures.
Property tax rates
The municipal rate for the 2026 tax year, the bills mailed in November, in mills (one mill is $1 for every $1,000 of taxable value):
| Place | 2025 final | 2026 | Status of the 2026 rate |
|---|---|---|---|
| Jupiter | 2.3894 | 3.5886 | Adopted, town millage rate page |
| Tequesta | 6.4595 | 6.4595 | Adopted, Village Council Resolution 19-26 (PDF) |
| Palm Beach Gardens | 5.0537 | 5.0537 | Proposed in July, Property Appraiser chart |
| North Palm Beach | 7.4000 | 7.4000 | Proposed in July, Property Appraiser chart; the village says its council approved the fiscal 2027 rate Sept. 24 |
The 2025 rates and the July 2026 proposals come from the Property Appraiser’s 2026 proposed millage chart (PDF). Jupiter’s rate rose because the town now runs its own fire department; its bill also carries a new fire assessment, and the county’s Jupiter fire rescue line comes off. See our property taxes guide.
All four share these rates on the same chart:
| Shared rate | 2026 proposed |
|---|---|
| Palm Beach County operating | 4.5000 |
| Palm Beach County debt service | 0.0210 |
| School Board, state rate | 3.0390 |
| School Board, local rate | 3.2480 |
Other special districts on a bill vary by parcel; the TRIM notice lists each one. On a home with a $300,000 taxable value, the municipal line alone works out to about $1,077 in Jupiter, $1,516 in Palm Beach Gardens, $1,938 in Tequesta and $2,220 in North Palm Beach at the rates above.
The homestead exemption is set by state law and is the same in all four: $25,000 off the assessed value for all taxes and a second exemption, up to $25,722 for 2025, off non-school taxes, according to the Property Appraiser. None of the four publishes an exemption of its own on the pages we checked.
