How to read these figures
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Jupiter home worth.”
The median sale price is the middle price of homes that actually sold that month. It jumps around: over the past year Zillow’s monthly figure ranged from $601,750 in September 2025 to $780,000 in February 2026. It says more about which homes sold than about the market as a whole.
Days to pending is the median number of days a listing took to go under contract.
The FHFA index comes from repeat sales and refinancings of the same houses with Fannie Mae and Freddie Mac loans, for the West Palm Beach-Boca Raton-Delray Beach metropolitan division, which covers all of Palm Beach County. It is an index, not a dollar figure; the change is what matters. FHFA does not publish a figure for Jupiter alone.
